How to search for space
and avoid problem buildings

Right, the more good options you have, the better your deal.  CTRR typically identifies several hundred potential spaces, applying tenant criteria to real estate databases and canvassing reports.  Further investigation results in a well qualified short list.  

Commercial Tenant Real Estate Representation Ltd. tracks 100% of class A and Class B office space in the New York/New Jersey/Connecticut market. We subscribe to the largest on-line commercial real estate databases which are updated daily. We also receive information from building owners daily.

     An impressive-looking building at a great location can be loaded with current or potential problems. CTRR is in a unique position to protect tenants since we represent tenants exclusively, and we are the only tenant representative which both negotiates leases and audits billings from almost all the major New York area landlords -- we inspect their general ledgers, invoice files and vendor contracts. Moreover, we have a proprietary database based on several thousand tenant contacts we make each week.

     We identify locations which meet your criteria, and we advise you about current or potential problems at buildings you're interested in. For instance:

     * A landlord which tends to evade lease terms

     * A landlord which, for financial reasons, might not be able to maintain the standard of services specified throughout your lease

     * Potential bottlenecks in a building, such as slow elevators

     * Operating expenses, electricity, real estate taxes and other major costs which tend to be above-market

     * A potential security problem due to a drug rehab facility nearby, particular tenants (like a foreign consultate) in a building or other factors

     * A floor plate that's notably less efficient than other buildings

     * Unusual levels of apparent tenant dissatisfaction in a building

     All this is crucial intelligence which you cannot expect from a landlord broker, because landlord brokers have fiduciary obligations to help landlords maximize revenue.
